Our Process:
Initial Consultation:
We meet with you at your home to discuss your needs, your wants, your wish list, general feasibility, possible solutions, your design ideas, and your budget for the project.
Design Phase:
Our next step is to begin our Design Services Phase. At this point we provide you our Design Services Agreement that will enable us to give you a pretty accurate construction cost for your project that is based upon actual completed projects, which have similarities to your project. Our DSA fee is typically 2% of the preliminary budget we both agree on. During the DSA process, we establish the specific scope of work while performing the following:
- Perform field measurements and documentation in order to develop the necessary as-built drawings indicating the existing conditions
- Research regulatory and legal requirements that will guide the project design and scope of work
- Develop and refine schematic floor plan and elevation drawings. This often includes choosing between multiple design solutions
- Evaluate existing Air Conditioning, Plumbing, Electrical and Structural systems to help identify a specific design solution while also addressing function
- Guide Owner through the selections process, which may include custom cabinetry, plumbing fixtures, floor finishes, etc.
- Develop an estimate to determine the cost of the project
- Revise the scope of work as necessary
- Revise the estimate to determine the final estimated cost of the project
- Build an preliminary project schedule in Microsoft Project that can easily be modified
- Gather all of the information that has been generated and develop a Lump Sum construction agreement with specifications and schematic drawings
Pre-Construction Phase:
Once you have approved of our Construction Agreement, we will then begin our Pre-Construction Services. The cost of these services are included in the Construction Agreement and includes finalizing outstanding fixtures and finishes, developing construction drawings to apply for a permit, submitting a complete permit application to the appropriate municipality, meeting with field personnel to plan how the construction will be executed, and developing a final construction schedule.
Construction Phase:
During the Construction Process, your project will be assigned a dedicated Field Manager who is responsible for managing and overseeing the day-to-day installation of various building systems, maintaining a high level of quality, safety, and cleanliness on the job site and in your home, and serving as communications liaison between you and the Kiernan team. Our Field Manager’s are supported by our Construction Manager to ensure that your high standards are maintained.
Final Walk-Through:
As construction is almost complete, we will schedule our Final Walk-Through Meeting to make a detailed list of any remaining tasks. Our job is not complete until we have taken care of every item on the list and the area is ready for use by you and your family.
Our Warranty:
All labor shall be warranted for a period of one (1) year from the date of the final building inspection, and we will continue to be here for years to come.
